Caring for Your Home

Your Silver Bay home has been inspected, cared for and maintained with pride so that you feel comfortable and at home. While you are responsible for minor maintenance in and around your home, and any damage caused by you and/or your guests, we will take care of any major maintenance concerns that may arise. Minor repairs under $75 are considered resident responsibility.
Silver Bay will service:

Appliances

Clean them regularly with non- abrasive solutions and sponges/cloths.

Air conditioner

Replace air filters monthly and flush the AC drain line with 1 cup of vinegar to clear dirt.

Blinds

Treat them with care as they will break if handled roughly. Damaged blinds are resident responsibility.

Carpet

Use mats at entrances, vacuum frequently, and pay prompt attention to spots and spills to avoid stains, dirt, and moisture build up.

Fireplace

You should be instructed on the operation of your fireplace at move-in.

Garbage Disposal

Do not put bones, rice, vegetable peelings, and other heavy items in the disposal as they will clog the drain lines. Always run cold water when operating the disposal.

Gutters

You are responsible for cleaning out the first level gutters.

HOA

You are responsible for following HOA rules, city ordinances, and paying any fines assessed.

Landscaping

Your responsibilities include; weed control, leaf removal, shrub trimming, watering and lawn care.

Light bulbs

You are responsible for replacing all inside and outside light bulbs, to include appliance light bulbs.

Paint

We recommend lightly cleaning scuffs and dirt from walls regularly to maintain a fresh look throughout your home and to avoid charges at move out.

Pest Control

You are responsible for Pest Control (excluding termites, squirrels, bats and rats)

Pool

Your pool maintenance may be included in your lease, if not, you are responsible for the maintenance of your pool. Pool maintenance includes: cleaning skimmer basket, brushing the walls and tile often, and running the pumps adequately. During extreme cold, run filtration pump and jet continuously, break up the ice on the pool surface to keep skimmer free of ice, and never backwash during extreme cold.

Refrigerators (with water & ice makers)

You are responsible for replacing water filters for your refrigerator and freezer.

Septic

If your home has a septic tank, be mindful of what you and your family put into your septic system. Do not use excessive amounts of any household chemicals without stopping the bacterial action in the septic tank. Do not use anti-bacterial soaps. Anti-bacterial soaps kill the helpful bacteria in the tank that help your system to work properly.

Smoke Detectors

You are responsible to supply and replace batteries when needed.

Snow Removal

Clear driveways and sidewalks according to city ordinances. Use rock salt and sand to avoid slips and falls.

Toilets

Only toilet paper should be flushed. Avoid flushing baby wipes or feminine products as they will cause the lines to back up. This is especially important with septic systems.

Water Softener

If your home has a water softener, you are responsible for providing, filling and maintaining the appropriate salt levels.

Windows

Clean glass and tracks regularly.
