Payment Options

Rent due date
Your rent is due on or before the 1st of each month. If we do not receive your rent by the 5th of each month it is considered late. Please consult your lease for specific details regarding your due date and when late fees are applied. If you receive a 3 Day Notice to Pay or Quit, please contact us at (844) 427-2791 for payment instructions.


How to pay your rent
We do not accept cash payments or post-dated checks. You can pay your rent through one of the following methods:

Resident Portal: A free service with Checking and Savings Account or Credit and Debit Card Payments online via the Resident Portal. You will need your resident access code to set up your online rental payment account. (NOTE: Visa, MC and Discover: 2.20%, or Amex: 3.00%. Debit card transactions will have a flat service fee of $2.95 or $3.95 per transaction.)
 
Text-to-Pay: Control when you pay your rent with a text message.

Simply follow these steps to get started:
1. Login to your Resident Portal and select “Opt In”
2. Follow confirmation text message you will receive to your phone
3. From portal screen select “Payments” then “Payment Accounts” and add a bank account
4. From this same screen create a PIN, select the bank account you would like to use, and click save
5. Once completed text BALANCE to the number indicated on this same screen and follow the instructions

Walk in Payment System (WIPS): The WIPS program enables you to make your rent payments in cash at over 18,000 agent locations. To find locations closest to your property, go to www.checkfreepay.com/agentlocator.

WIPS payment centers generally only accept cash and does require a minimal service fee each time, generally $3.

You can pay rent in cash anytime a WIPS location is open. This allows you to pay rent at locations and hours that are convenient for you.
